YOU MAY WANT granite countertops because you love the luxurious look of natural stone or because you need to upgrade your home. Whatever the reason, granite is a substantial investment. Will you recoup some of that money when it’s time to sell?

There are solid reasons to believe that the answer is yes. According to a recent survey by Rocket Homes, “55% of people agree that a good kitchen could convince them to buy a home they otherwise wouldn’t,” and “a renovated bathroom could add nearly $12,000 to a home buyer’s perceived value of a home.”

How does granite add value to your home? Scroll down or click to see the answers to that and the following questions:

  1. Will granite countertops always be in style?

  2. Will granite last the life of my house?

  3. Are granite countertops practical and low-maintenance?

  4. How much return on investment can you expect from granite countertops?

Will granite countertops always be in style?

The granite fever that swept the U.S. in the early 2000s has long since cooled and will probably not return. But granite countertops have been highly valued for more than a century and are not going out of style. (see our Top Tips article, “Are Granite Countertops Out of Style?”). Some 20% of consumers chose granite for their kitchen remodel in 2023/2024, making it second only to quartz as the most popular countertop available.

Its infinite variety of colors and styles allow granite to stay current year after year. Even trendy ‘designers are loving granite again,’ notes House Beautiful. “The affordable material is once again making its way into kitchens everywhere, this time in … colorways that feel in line with today's decor ethos and can go shoulder-to-shoulder with pricier picks.”

So there’s the first way granite adds value to your home: a good design that includes the timeless look of granite will never go out of style.

Will granite last the life of my house?

“A stone countertop will last as long as your house—maybe even longer,” according the experts at This Old House. And Forbes adds that “it’s assumed that granite countertops will last 100 years or more” with proper maintenance. That’s value.

Are granite countertops practical and low-maintenance?

Most home buyers know that granite is highly heat-resistant, scratch-resistant, and durable, needing very little attention beyond simple cleaning and occasional sealing to keep them stain-resistant (see About Granite). All this adds value to granite in the eyes of the buyer and makes for a very practical countertop, even for families with small children.

If you decide to remodel with granite countertops, how much return on investment can you expect?

How much return on investment can you expect from granite countertops?

Reliable estimates for granite’s return on investment start at 25% and go up from there. Economic conditions change from year to year, though, and will play a part in determining just how much return on investment you see at the time of sale. For example, according to the annual Zonda report, a major kitchen remodel that included stone countertops averaged a 34.9% return on investment in 2024 compared to 52.5% in 2022.

One thing that doesn’t change is the value of a good kitchen when it comes to selling a home. Curbio’s 2022 Home Improvement Survey reports that 68% of home shoppers say that their most important first impression of a home is the kitchen. And, as Architectural Digest says, “Granite countertops are one of the most affordable and eye-catching updates you can make.”
